Maintenance Schedule & Cost by Material — Seattle Conditions
Cycles below assume Puget Sound exposure — about 37 inches of rain a year, much of it wind-driven, plus shaded north walls that stay damp. Cycle costs use our current rates ($3–4/sq ft smooth-siding repaint) and market rates for staining ($2–5/sq ft). The worked example is a typical 2,000 sq ft two-story home, which carries roughly 3,000 sq ft of wall.

Every material still wants an annual rinse, a caulk-and-clearance look-over, and gutters that actually work — that’s a few hundred dollars a year, or an afternoon, on any house. Here’s the comparison shoppers never get: the installed price (from our current rates) plus twenty years of finish upkeep, on the same 3,000 sq ft of wall. Mid-range example, one house, apples to apples:

Mid-range example for one typical home, not a quote — steep lots, three stories, heavy trim, and rot repair move real numbers. Notice two things: the “cheaper” primed Hardie route ends up costing more than ColorPlus by year 20, and cedar’s real cost is roughly install price plus half again in upkeep. Neither shows up on a day-one bid — which is exactly why we put both numbers on ours.
How Often Does Hardie Siding Need to Be Painted?
Field-painted Hardie in Seattle needs its first full repaint 10–15 years after installation, assuming quality acrylic (we spray Sherwin-Williams Duration) over sound prep. ColorPlus factory finish pushes that first paint day to year 15–20 — its finish is warranted by Hardie for 15 years against peeling, cracking, and chipping. The fiber cement underneath doesn’t care either way; the paint cycle is purely about the finish.
Two Hardie-specific notes for our climate. First, primed boards can’t sit bare: Hardie’s installation instructions give primed product 180 days to be painted — no “we’ll paint it next summer” — and staying inside the written instructions is a warranty condition. Second, the caulked joints and penetrations age faster than the paint film; a joint check every couple of years is the cheapest insurance on the house. Cedar’s Real Maintenance Cost (We Say This as Cedar Lovers)
We install a lot of cedar and it’s the most beautiful wall in the Northwest — but go in with open eyes. A stained cedar house in Puget Sound wants a maintenance coat every 3–7 years; south- and west-facing walls that take sun and driven rain sit at the short end, shaded walls stretch longer. At market rates of $2–5/sq ft per cycle, that’s roughly $1,200–$3,000 a year, amortized, on a typical home — more than any other material we install.
Skipping cycles is the expensive option: once the finish fails, water gets into end grain and behind laps, and the bill changes from staining to dry-rot restoration — carpentry money, not paint money. If you love the look but not the schedule, the honest alternatives are cedar-look Hardie or thermally modified woods that weather on gentler cycles.
The Maintenance Nobody Puts in the Brochure
Whatever the siding, four small habits decide whether it reaches its rated life in this climate:
- Rinse once a year. Garden hose and a soft brush — never high-pressure washing, which drives water behind laps and voids finish warranties.
- Walk the caulk lines every year or two. Joints, window heads, penetrations. A $12 tube today beats a flashing repair later.
- Keep the clearances. Siding wants daylight above grade, decks, and rooflines; soil and bark mulch piled against the bottom edge is how rot starts. We build these clearances in — keep them clear.
- Watch the shaded north wall. Moss and algae hold moisture against the finish; it’s always the first wall to age in Seattle.
