Snohomish Siding Contractor — Historic District, Farmhouse, Custom Profiles

Snohomish’s Historic District earned the National Register in 1974. Queen Anne Victorians, Craftsman bungalows, Gothic Revival — homes dating to the 1860s with original wood siding, ornate trim, and profiles you can’t buy at a lumber yard. Outside the historic core, newer subdivisions ring the town. We handle both, but the old stuff is where we really earn it.

What Homeowners Say

★★★★★

“We recently had Paul with GP General repair a damaged corner protector and sidings. His estimate was reasonable, his availability was timely, and his job was excellent. Our home hadn’t been re-painted in a while and the paint had considerably faded, yet he was able to match the color perfectly. Now we know who to turn to when in need of another repair work.”

“GP General replaced LP siding on our garage. Paul was very thorough when he came out to do the estimate; he listened to my concerns and was able to work out solutions on the spot. His crew did a great job and were very courteous. They also were careful about cleaning up (I didn’t find any nails!). Really happy with the job and can recommend GP General.”

Why GP General Corp

Why Snohomish Homeowners Trust Us With Their Siding

You’ve probably gotten a few quotes for Snohomish siding contractor work already. You’ve heard the pitches. Here’s what makes us different — and why Snohomish homeowners don’t shop around the next time.

Recent GP projects in the Seattle area:

01

“Will they catch the damage I can’t see?”

Most siding fails because of what’s behind it — rot, failed flashing, moisture you can’t see from the curb. With 15+ years walking Snohomish County walls, we don’t guess. We probe, document, and re-engineer the wall assembly with drainable WRB, integrated flashings, and rainscreen ventilation built for Pacific Northwest weather.

Building Science First
02

“I’m tired of high-pressure salespeople.”

No same-day discounts. No “this price is only good if you sign tonight.” We give you a free written assessment, a fixed-price contract, and the time to think it over. Most of our work in Snohomish comes from neighbor referrals — you don’t earn that doing it any other way.

No-Pressure Quotes
03

“Will the warranty actually mean anything?”

A warranty is only as good as the install behind it. We’re a certified James Hardie installer, which means every panel goes up to manufacturer spec — gap, fastener, primer, every detail. That’s what keeps your 30-year Hardie product warranty enforceable if you ever need to use it.

Manufacturer-Backed
04

“How do I know they won’t disappear after the check clears?”

Owner-run with 15+ years of Snohomish County siding experience behind it. WA License #GPGENGC830KD backed by a $30,000 contractor bond — both verifiable any time at L&I. You’ll work with Paul start to finish. Same person quoting, walking the job, and answering the phone in year five if a question ever comes up.

Installation Process

How We Do It

From permit to final walk-through, here’s exactly how a re-side in Snohomish runs with GP General Corp.

Siding tear-off and substrate inspection
01
Tear-Off and Substrate Inspection

We remove the existing siding completely and inspect every square foot of sheathing before anything new goes up. On Snohomish homes we look specifically for long-cycle moisture damage at the bottom courses on river-adjacent homes, and hand-hewn sheathing variations on homes in the Historic District. Any compromised sheathing is replaced with new plywood or OSB. This is where we find the hidden problems — failed flashings, missing WRB, saturated sheathing — that caused the old siding to fail in the first place.

Weather resistive barrier WRB installation
02
Weather-Resistive Barrier (WRB) Installation

We install Benjamin Obdyke HydroGap Drainable as our standard WRB on every job. The integrated drainage gap keeps any moisture that gets behind the siding moving down and out instead of sitting against sheathing. This matters for Snohomish because of ~42 inches annually, with Snohomish River valley flood exposure on low-lying parcels. Seams are lapped upper-over-lower (6” horizontal, 12” vertical), taped at joints, and integrated with window and door flanges using peel-and-stick flashing.

Flashing installed at window transition
03
Flashing at Every Transition

Head flashings above windows and doors. Kick-out flashings at every roof-to-wall intersection. Step flashings along rooflines. Proper flashing integration at every penetration — vents, hose bibs, electrical boxes, light fixtures. On Snohomish jobs we give extra attention to water-table flashings above the foundation on flood-zone-adjacent properties get scrutinized more closely than on upland jobs. Failed or missing flashings are the number one cause of siding failure we see, so we upgrade these details beyond code-minimum wherever the install justifies it.

James Hardie ColorPlus Arctic White board installed to spec — Seattle siding contractor GP General Corp
04
Board Installation to Hardie Spec

HardiePlank installed to James Hardie’s Best Practices manual for the HZ10 climate variant — the PNW-required product (HZ5 voids the warranty here). 1¼” corrosion-resistant nails, blind-nailed, ½” gap at trim, matched to your original reveal. For Historic District homes we preserve original corner-board and cornice detailing, reinstalling restored millwork over new HardiePlank. ColorPlus pre-finish carries a 15-year color warranty; primed board gets field-painted within 180 days of install.

Caulking and joint treatment on James Hardie siding — Seattle siding contractor GP General Corp
05
Caulking and Joint Treatment

Every joint, butt-end, and penetration gets sealed with a high-grade elastomeric sealant rated for siding movement. Wider joint-movement range on the heavier seasonal humidity swing in the river valley, so sealant selection and bead size matter — we spec for the widest cycling range each Snohomish elevation will see, not the average. Joints are tooled, not just applied, for full bond contact on both faces.

06
Final Walk-Through

We walk the property with you at the end of the job to make sure everything looks great and you’re happy with the final result. It’s a 20-point walk: caulk lines, paint touchups, downspout reattachment, gutter reset, and site cleanup. Permit sign-off from the City of Snohomish (or Snohomish/Skagit County on unincorporated properties) is documented and handed off to you.

Common Problems

The Siding Issues We Fix Most in Snohomish

December 2025 Flooding Damage — siding issue on Snohomish home, GP General Corp inspection
December 2025 Flooding Damage

The Snohomish River crested at 34.15 feet in December 2025, breaking the 1990 record. Homes in the historic downtown and river-adjacent properties sustained water damage to lower siding courses. If your siding was in the flood zone, the bottom courses need inspection even if they look dry — moisture may have wicked into the substrate.

Original Siding That Can't Be Matched with Stock Lumber — siding issue on Snohomish home, GP General Corp inspection
Original Siding That Can’t Be Matched with Stock Lumber

Victorian and Queen Anne homes have siding profiles — wider, thicker, with specific bevel cuts — that modern lumber yards don’t carry. Previous owners sometimes patched with wrong-dimension boards, creating visible mismatches. We source custom-milled profiles from local mills.

River Valley Ground Moisture — siding issue on Snohomish home, GP General Corp inspection
River Valley Ground Moisture

The Snohomish River valley creates persistent ground-level moisture. Homes near the river have higher water tables and dampness at the siding-to-grade interface. Proper clearance between siding and grade, plus weather-resistive barriers, are essential for any siding material.

“Our newer home on the north end had standard Hardie work. Paul’s crew was professional, documented everything, and the 30-year warranty is registered. Simple, well-executed.”

Homeowner, North End subdivision
★★★★★

“After the December 2025 flooding, our river-adjacent home needed the bottom two courses of siding replaced. Paul checked for moisture wicking into the substrate above the visible waterline. Found damage 18 inches higher than the flood mark. Caught it early.”

FAQ

Snohomish Siding Questions

Does the Historic District Design Review Board need to approve siding work?
For significant exterior changes, yes. The Design Review Board meets monthly and reviews proposals against the Design Standards adopted in 2000. Compatible materials are required — typically wood siding on Victorian and Craftsman homes. We prepare submissions and attend if needed.
Can you match original 1890s siding profiles?
Yes. Stock lumber won’t match Victorian-era proportions. We work with Fritch Mill and Westbrook Carpentry for custom-milled cedar profiles. This is essential for historic homes — mismatched dimensions are visually obvious and can trigger Design Review concerns.
How did the December 2025 floods affect siding?
The Snohomish River crested at 34.15 feet, breaking the 1990 record. Homes in the flood zone need siding inspection even if the water has receded. Moisture wicks upward into the substrate above the visible waterline. We check for hidden damage using moisture meters.
What does siding cost in Snohomish?
Historic District with custom-milled cedar: $30–$40/sq ft installed (custom milling adds significant cost). Newer subdivisions with HardiePlank: $14–$20/sq ft. Get a specific quote.
Is Snohomish really the ‘Antique Capital of the Northwest’?
Since 1982, when John Regan coined the phrase. With 350+ antique dealers, the town attracts a specific aesthetic sensibility. Homeowners in the Historic District generally care about architectural authenticity — which is exactly why custom-milled profiles matter here.
Do I need a permit to replace siding in Snohomish?
The City of Snohomish does not require a permit for like-for-like residential siding replacement outside the Historic District, but the Snohomish Historic District Design Review Board has jurisdiction over visible exterior changes inside the district. Outside the Historic District, like-for-like siding replacement is permit-exempt. Inside the Historic District (most of downtown Snohomish), even like-for-like material changes require Design Review Board approval — turnaround is typically 4–8 weeks. Insulation upgrades, structural framing repair, or material changes that affect fire ratings trigger a building permit anywhere in Snohomish. Snohomish County properties outside city limits go through Snohomish County Building Department, which has similar like-for-like exemption rules.
How long does a siding replacement take on a Snohomish historic home?
A historic Snohomish home (typically 1,500–2,400 sq ft, often with original 1890s profile siding) takes 3–6 weeks for a full siding replacement, longer than a modern home of equivalent size because of the time spent matching original profiles, custom-milled trim, and Design Review Board hold periods. Plain re-side with modern fiber cement on a non-historic Snohomish home runs 2–3 weeks. Profile-matched cedar with shadow-line restoration and historically-correct trim runs 5–6 weeks. Lead time for custom-milled cedar profiles is 4–8 weeks, so we order materials at contract signing — not at construction start.
What is the best time of year for siding installation in Snohomish?
May through September is the best window for siding installation in Snohomish, with August offering the driest stretch. The Snohomish River valley traps fog and overnight humidity into mid-October, so caulk and primer cure runs slower than on Eastside addresses — we plan finish work for the dry summer months when possible. Lowland Snohomish County addresses near the river that flooded in December 2025 may have additional moisture-content checks before tear-off if any water reached siding height. Book the assessment by February for a summer install.

Snohomish Neighborhoods We Work In

Historic District

National Register since 1974. Buildings from the 1860s–1930s. Queen Anne Victorian, Craftsman, Gothic Revival, Italianate, Colonial Revival. Wide wood trim on all openings, wider cornices at top. Design Review Board oversight. This is where custom milling matters.

Historic Residential (North of Downtown)

Generous yards, houses set back uniformly, garages accessed from alleys. Original wood lap siding with ornate trim. Many homes have been through multiple owners with varying levels of maintenance.

North End & Newer Subdivisions

1990s–2010s construction ringing the historic core. Standard siding materials — Hardie, cedar, some LP. More straightforward installations without the historic design constraints.

River-Adjacent & Maple/Pine Ave

Closest to the Snohomish River. Ground moisture is the primary siding challenge. The December 2025 flooding affected properties in this area. Wider siding-to-grade clearance and proper WRB are essential.
