How We Do It
From permit to final walk-through, here’s exactly how a re-side in Sammamish runs with GP General Corp.
We remove the existing siding completely and inspect every square foot of sheathing before anything new goes up. HardiePlank installed to James Hardie’s Best Practices manual for the HZ10 climate variant — the PNW-required product (HZ5 voids the warranty here). 1¼” corrosion-resistant nails, blind-nailed, ½” gap at trim, matched to your original reveal. We replace saturated OSB sheathing with plywood on north-wall sections where prior moisture has already weakened the substrate. ColorPlus pre-finish carries a 15-year color warranty; primed board gets field-painted within 180 days of install.
Every joint, butt-end, and penetration gets sealed with a high-grade elastomeric sealant rated for siding movement. Elevation + colder winter nights mean more freeze-thaw cycling at joint lines, so sealant selection and bead size matter — we spec for the widest cycling range each Sammamish elevation will see, not the average. Joints are tooled, not just applied, for full bond contact on both faces.
We walk the property with you at the end of the job to make sure everything looks great and you’re happy with the final result. It’s a 20-point walk: caulk lines, paint touchups, downspout reattachment, gutter reset, and site cleanup. Permit sign-off from the City of Sammamish (or Snohomish/Skagit County on unincorporated properties) is documented and handed off to you.
The Siding Issues We Fix Most in Sammamish
Most Sammamish homes were built between 1990–2005. Entire neighborhoods in Klahanie and Pine Lake are hitting siding replacement age simultaneously. If your neighbors are re-siding, look at yours — the same builder used the same product and it’s failing at the same rate.
Sammamish’s tall evergreen canopy — Douglas fir, Western red cedar — creates persistent shade on north-facing walls. These walls dry slowly, stay damp, and develop algae within 2–3 years of a fresh paint job. Beaver Lake properties in the forested bowl are the worst for this.
At 615 feet, the plateau gets more frost events than lowland Bellevue or Redmond. Water that seeps into siding cracks freezes overnight, expands, thaws during the day, and repeats all winter. Wood and hardboard siding can’t survive this cycle long-term. Fiber cement can.
