Redmond Neighborhoods, Permits, and Housing Stock We Work With

Overlake, Sammamish Valley, Willows Run

The Overlake corridor and the homes along Willows Road backing onto Sammamish Valley have a different profile. These are mostly 1990s and 2000s subdivisions with original Hardie or LP fiber cement, much of it installed before the 2018 rainscreen requirement. The cladding itself often has another 10–15 years of life left, but the wall behind it is wetter than it should be — usually because the WRB was installed with reverse laps at the windows or because there’s no ventilated cavity for drying. We see homes here that need the cladding removed, the WRB rebuilt, a rainscreen added, and the same boards reinstalled with proper flashing.

Trilogy, Sahalee, Bear Creek

Newer construction in the Trilogy senior-living community, the Sahalee golf-course homes, and the Bear Creek areas tend to have Hardie HZ10 from new with proper rainscreen detailing — but with manufacturer warranty caps that depend on certified installation. Repair work here is mostly localized: a damaged board from impact, a pop-out at a window head, a paint failure on a southern exposure. These jobs are often a half-day if no rot is found behind the affected board.
