★★★★★

“We recently had Paul with GP General repair a damaged corner protector and sidings. His estimate was reasonable, his availability was timely, and his job was excellent. Our home hadn’t been re-painted in a while and the paint had considerably faded, yet he was able to match the color perfectly. Now we know who to turn to when in need of another repair work.”

“GP General replaced LP siding on our garage. Paul was very thorough when he came out to do the estimate; he listened to my concerns and was able to work out solutions on the spot. His crew did a great job and were very courteous. They also were careful about cleaning up (I didn’t find any nails!). Really happy with the job and can recommend GP General.”

Siding Materials

Siding Materials for Everett Homes

Not every siding material performs the same way in the Pacific Northwest. Here’s what we recommend — and why — for Everett homes:

James Hardie fiber cement siding
James Hardie Fiber Cement

Our most-recommended product for Everett homes. Fiber cement is composed of Portland cement, sand, and cellulose fibers — it does not absorb water, does not rot, and does not support mold growth. James Hardie products are specifically engineered with HardieZone technology for Pacific Northwest climates. Lifespan of 30–50+ years with a 30-year transferable warranty. As a Hardie Certified Installer, we deliver the full certified installation that activates the manufacturer warranty. See our James Hardie siding installation page for full details.

Western red cedar siding
Western Red Cedar

For homes where natural wood is the right aesthetic choice, clear-grade western red cedar is the standard. Cedar contains natural tannins that resist decay, and when properly installed with a drainage plane and maintained with a quality stain or paint system, it performs exceptionally in the PNW. We install cedar with back-priming and correct overlap flashing. See our cedar siding installation page for more detail.

Metal panel siding
Metal Siding (Steel & Aluminum)

Modern metal siding systems — including vertical corrugated and horizontal lap profiles — are a strong fit for Everett homes — extreme durability and low maintenance. Steel siding is impact-resistant, fire-rated, and carries a finish warranty of 25–40 years. Best suited for contemporary-style homes and certain commercial-residential hybrid projects. Learn more at our metal siding page.

LP SmartSide engineered wood siding
LP SmartSide Engineered Wood

LP SmartSide is an engineered strand composite treated with zinc borate for fungal and insect resistance, then coated with a resin overlay. It offers the look of wood with significantly better moisture performance than older hardboard products — and it’s dimensionally stable in freeze-thaw cycles. A cost-effective middle ground between vinyl and fiber cement. Available in lap, panel, and shakes. Learn more on our LP SmartSide installation page.

We do not install standard vinyl siding. In our experience with Everett’s climate — high annual rainfall, sustained humidity, UV exposure, and occasional freeze-thaw stress — vinyl does not hold up as a long-term investment. When homeowners want to install siding Everett homes will have for 30–50 years, fiber cement or LP SmartSide is the answer. We’d rather be honest about that upfront than install something we’d be replacing again in 15 years.

Everett’s Siding Problem

Why Everett Has More Siding Problems Than Any Other City in Snohomish County

Everett is the largest city in Snohomish County, and its housing stock reflects decades of rapid postwar and mid-century construction. Approximately half of Everett’s housing was built before 1980 — the same era when Masonite hardboard siding was the contractor standard. That siding is now anywhere from 45 to 60 years old, well past its functional lifespan and often well past the point of repair.

Recent GP projects in the Seattle area:

Add to that Everett’s climate: the city receives roughly 42 inches of rain per year and sees 173 days of measurable precipitation annually. That kind of sustained moisture exposure doesn’t forgive bad siding or improper installation. It finds every gap, every failed caulk joint, and every missing or misinstalled weather-resistant barrier — and it turns small problems into rotted sheathing and structural damage.

We work throughout Everett, and certain neighborhoods show these patterns more than others:

Lowell

Older bungalows and ranch-styles with original hardboard or lap siding that’s been painted over so many times the substrate is no longer stable.

Pinehurst

Mid-century homes where the original cedar is long gone — often replaced once with cheap vinyl that now shows UV fade, cracking, and gap failures at corners and penetrations.

Mukilteo Boulevard Corridor

Exposure to prevailing southwest winds off the Sound accelerates moisture intrusion. Homes here see faster siding failures than the city average.

Port Gardner

Older two-story homes near the waterfront, where marine air and wind-driven rain combine. Many still have original Masonite or degraded fiber-cement from the 1990s.

Silver Lake

Tract homes from the 1970s–90s with engineered wood siding installed without proper WRB flashing at windows and trim — now showing moisture damage behind the face.

Paine Field Area

Builder-grade vinyl siding installed during the 1990s–2000s expansion. Vinyl in the PNW becomes brittle over 20–25 years, and many of these homes are now at or past that threshold.

If your home is in any of these areas and your siding is more than 20 years old, it’s worth having us take a look. Many homeowners are surprised how far moisture has traveled behind the surface before any visible damage appears outside.

Local Expertise

Why Hiring a Local Everett Siding Company Makes a Real Difference

We’re not a national franchise routing calls to whoever is available. GP General Corp operates as local siding contractors — Everett, WA is our home market. Paul takes your call directly, does your assessment personally, and pulls your permits through the City of Everett Building Division and coordinates with Snohomish County inspectors when work scope requires it.

Permit Familiarity

Most full siding replacements in Everett require a building permit. We know what the Everett Building Division expects in the application, how to correctly document WRB requirements, and how to pass final inspection the first time.

Code Knowledge

Washington State Energy Code and Everett’s local amendments affect how siding transitions are handled at windows, doors, and roof lines. Getting this wrong creates both code violations and future leak paths.

Real Assessments, Not Photo Estimates

We come to your home. We probe suspect areas. We get behind the surface where we can to understand the actual scope of the work — not just what’s visible from the driveway.

Accountable to the Community

As a local Everett siding contractor, our reputation is built one project at a time in neighborhoods where our trucks get seen. We can’t afford to cut corners — and we don’t.

Common Problems We Fix

The Siding Issues We Fix Most in Everett

Masonite / Hardboard Siding Failure — Everett’s Most Common Siding Emergency

Masonite Corporation stopped manufacturing exterior siding in 2001 following a $1 billion class-action lawsuit over widespread product failures. If your Everett home still has the original hardboard siding, it’s living on borrowed time. The material absorbs moisture and swells from the bottom up — you’ll see it as bubbling paint, soft edges, and boards that feel spongy when pressed. By the time it’s visible outside, there’s typically water damage behind it in the sheathing and sometimes the framing. We remove it completely, assess and repair any substrate damage, install a code-compliant WRB system, and re-side with a material engineered for the PNW. See our dry rot restoration page for what we do when we find damage underneath.

Vinyl Siding That Doesn’t Survive PNW Winters

Standard vinyl siding becomes brittle in sustained cold and can crack at corners, trim joints, and nail hem lines during temperature swings. In Everett, where winter temperatures regularly cycle through the 35–45°F range with wet-dry-wet patterns, vinyl that’s 20 years or older often develops micro-fractures that accelerate water entry. We frequently find incorrectly lapped joints and missing J-channel at windows that were covered over without being corrected — problems that were never visible until moisture found them.

Improper Weather-Resistant Barrier (WRB) Installs

This is the hidden failure behind a lot of Everett siding problems. Even if the siding itself looked fine, if the original installer didn’t use a proper WRB — or used it but failed to correctly tape seams, lap it over windows, or integrate it with window flanges — moisture is getting into the wall assembly. Washington State Building Code requires a WRB behind all exterior cladding, but it’s only as good as the installation. We find improperly installed housewrap on a significant percentage of the homes we assess. When we replace siding, the WRB comes off and goes back on correctly — every time.
Pricing

What Does Siding Replacement Cost in Everett, WA?

Everett’s housing stock skews toward 1,200–2,200 sq ft homes built between the 1960s and 1990s. Here are realistic installed price ranges for the materials we recommend:

MaterialTypical Everett Home (1,400–2,000 sq ft)Per Sq Ft (Installed)Warranty
James Hardie Fiber Cement$29,000–$60,000$14–$2030-year transferable
LP SmartSide Engineered Wood$27,000–$57,000$15–$215/50-year limited
Western Red Cedar$42,000–$120,000+$20–$40Depends on maintenance
Metal Siding (Steel/Aluminum)$63,000–$165,000$30–$5525–40-year finish warranty

What Affects Your Actual Cost

  • Substrate condition: If we find rot, damaged sheathing, or failed framing, repair adds cost. We always disclose this before proceeding.
  • Home complexity: More stories, more angles, bay windows, dormers, and architectural trim all add labor time.
  • WRB and window flashing: Correcting improperly flashed windows is not optional — it’s what prevents the same problem recurring in 10 years.
  • Permit fees: City of Everett building permits for siding replacement typically run $300–$700 depending on project valuation.

We don’t give ballpark estimates over the phone. Every quote starts with an in-person assessment of your home — that’s the only way to give you a number you can actually rely on. Request your free assessment or call Paul directly at (425) 344-9635.

Our Process

How We Do It

Here’s exactly what to expect when you work with GP General Corp on your Everett siding project:

01
Free On-Site Assessment

Paul visits your home and walks the full perimeter. We check not just the siding surface but window and door transitions, trim conditions, soffit and fascia integration, and any areas of visible moisture concern. We probe soft areas and look at exposed bottom courses. If we see signs of deeper damage, we tell you — before we have a contract.

02
Written Quote

You receive a detailed written proposal covering materials, scope, WRB specification, trim, and a line item for any discovered substrate repair at agreed rates. No bait-and-switch, no surprises after demo.

03
Permit Pulling

Full siding replacement in Everett typically requires a permit. We handle the application, submit required documentation, and schedule inspections. You don’t have to navigate City of Everett Building Services — we do it for you.

04
Demo & Substrate Inspection

Old siding comes off. We inspect the sheathing and framing, document any damage found with photos, review our findings with you, and proceed with necessary repairs before new siding goes on. This is the step that separates a real installation from a cover-up.

05
WRB Installation

New weather-resistant barrier goes on correctly — properly lapped, taped at seams, integrated with window and door flanges, and detailed at penetrations. This is what makes the new siding last.

06
Siding Installation + Final Inspection

Material is installed to manufacturer specs and Washington State Building Code. We then schedule the City of Everett final inspection and walk the project with you before we consider the job closed. We don’t leave until you’re satisfied and the permit is signed off.

Frequently Asked Questions

Everett Siding Questions

Why hire local siding contractors in Everett WA?
Local siding contractors in Everett WA live in the climate they’re building for. GP General Corp is based at 6512 Olympic Dr in Everett, so our crew is in Snohomish County every week, and we know which Everett neighborhoods had the 1990s composite siding installed without rainscreens, which subdivisions have aggressive HOAs, and which foundations sit in standing water every winter. A Seattle contractor driving up I-5 to your Everett job site costs more and knows less.
How much does siding installation in Everett cost in 2026?
Siding installation Everett WA typically runs $14–$20 per square foot installed for James Hardie fiber cement with proper WRB and rainscreen, $20–$40 for cedar or Lunawood, and $15–$21 for LP SmartSide with correct detailing. A 2,000–2,600 sq ft Everett home usually lands between $42,000 and $95,000 fully installed, depending on material choice and any rot repair uncovered at tear-off.
How long does siding installation in Everett take from start to finish?
Everett siding installation typically runs 2–4 weeks for a standard single-family home: 1–2 days for tear-off and substrate inspection, 1–3 days for any rot repair, 1 day for WRB install and taping, 2–3 days for rainscreen furring, 3–7 days for cladding install, and 2–3 days for trim, flashing, and paint touch-up. We schedule around weather windows and stage the job so the wall is never exposed overnight.
Does an Everett siding contractor need to pull a permit?
The City of Everett exempts like-for-like nonstructural siding replacement from building permits, but any work involving substrate repair, WRB replacement, window or door reframing, or structural framing does require a permit through the City of Everett Development Services department. A legitimate Everett siding contractor will pull the permit, schedule the required inspections, and handle the paperwork rather than working around it.
How do I know if I need full siding replacement vs. siding repair in Everett?
Spot repairs make sense when damage is isolated — say, a few boards damaged by a fallen branch or a single section with localized moisture intrusion. But most Everett homes with hardboard or engineered wood siding older than 20 years have widespread moisture saturation that isn’t visible from the outside. If more than 15–20% of your siding shows visible problems, or if the siding material is a known failure product (Masonite, LP Inner-Seal), replacement is almost always the more cost-effective choice over a 5-year horizon. We’ll give you an honest assessment of which category you’re in.
Does siding replacement in Everett require a building permit?
Yes — in most cases. The City of Everett requires a building permit for full siding replacement projects. The permit covers inspection of the WRB, sheathing, and installation method. Some limited repairs may be exempt, but any project involving tear-off and re-side of the full building envelope requires a permit. We handle this for you as part of the project — it’s included in our process, not an afterthought.
Is James Hardie siding worth the cost in Everett?
For most Everett homeowners, yes — decisively. Hardie fiber cement is engineered for Pacific Northwest climate conditions, doesn’t rot, doesn’t absorb moisture, and doesn’t support mold or insect damage. Its 30-year transferable warranty is the strongest in the category. The installed cost runs higher than vinyl or LP SmartSide, but vinyl in Everett’s climate lasts 20–25 years at best, while Hardie regularly reaches 40–50+ years with standard maintenance. On a per-year-of-service basis, it’s typically the best value. As a James Hardie Certified Installer, we deliver the certified installation required to activate the full warranty.
How long does siding replacement take on a typical Everett home?
For a standard 1,500–2,000 sq ft Everett home, a full re-side typically takes 2–4 weeks on site, from tear-off to final walk-through, depending on material, weather, and substrate condition. Permitting is separate lead time before we start — City of Everett processing typically runs 1–3 weeks for residential projects, and we handle it. We schedule around weather windows and give you realistic timelines at the time of quoting. We don’t start a job we can’t finish without leaving your home exposed.
What’s the difference between a Hardie Certified Installer and a regular contractor?
James Hardie trains and certifies Certified Installers on proper installation methods — correct fastener patterns, overlap dimensions, WRB integration, and caulking requirements. Installing to Hardie’s spec is what keeps the 30-year HZ10 product warranty valid. If the siding isn’t installed to Hardie’s written instructions and something fails, Hardie’s warranty won’t cover it — and fiber cement installed incorrectly can still have moisture problems. That’s why we install every board to Hardie’s spec.
Do you handle dry rot and water damage found under old siding?
Yes. It’s one of the most common things we find during demo — especially on Everett homes with Masonite or failed vinyl. We don’t stop at the surface. When we discover rot in the sheathing or framing, we stop, document it with photos, discuss the scope and cost with you, and proceed with proper structural repair before the new siding goes on. Covering over rot is how it gets worse. See our dry rot restoration page for the full approach.
Do you install modern siding styles for updated home exteriors in Everett?
Yes — and it’s a growing part of our work. Modern siding Everett homeowners are requesting — board and batten, vertical metal panels, wide-reveal lap, mixed material combinations — is a significant part of what we do. Homeowners increasingly want to update 1970s–1990s builder-grade exteriors to contemporary profiles while solving the underlying failure at the same time. We handle both, including Hardie board siding installation using ColorPlus factory finishes in current architectural colors. Contact us to discuss what you have in mind.
What is the best time of year for siding installation in Everett?
May through October is the best window for siding installation in Everett, with the driest stretch in late July and August. Everett’s waterfront and Riverside neighborhoods catch wind off Possession Sound and the Snohomish River, so winter work on west-facing walls there carries more risk than inland sites like Silver Lake or Pinehurst. We tarp at end of day, never start tear-off into a 48-hour rain forecast, and use cold-weather caulk-and-primer protocols below 45°F so the assembly cures correctly.
What siding holds up best to Puget Sound salt air on Everett waterfront homes?
James Hardie fiber cement and standing-seam aluminum are the two best materials for salt-air exposure in Everett waterfront neighborhoods like Bayside, Riverside, and Port Gardner Bay. Salt air corrodes uncoated steel fasteners and accelerates paint failure on cedar. We install Hardie with 304-stainless ring-shank fasteners (not plain galvanized), all flashing in stainless or factory-finished aluminum, and no exposed mild-steel anywhere in the assembly. Cedar can work with rigorous oil-finish maintenance, but most waterfront Everett homeowners are happier with Hardie’s lower maintenance load.
Can rainwater really get behind vinyl siding on an Everett home?
Yes — vinyl siding is designed to drain water out the bottom, not block it from getting in, and on Everett homes that drainage path frequently fails after 10–15 years. Vinyl panels lock together with a loose nail-flange and channel system that allows wind-driven rain past the visible cladding by design. The wall stays dry only if there’s a working WRB behind the vinyl. On older Everett vinyl jobs we routinely find rotted OSB sheathing under intact-looking vinyl because the original Tyvek was nailed through, taped poorly at seams, or never installed at all. If your vinyl is 15+ years old, we recommend a small inspection panel before deciding repair vs. replace.
