What does new siding cost in Seattle?

Direct answer: For a typical 2,400–3,000 sq ft Seattle home (about 3,600–4,500 sq ft of exterior wall area), full siding replacement runs $50,000–$135,000 installed. The wide range covers material choice: James Hardie at the low end, premium cedar and standing-seam metal at the high end. Per square foot of wall, that’s $13–$60 installed depending on material.

Most Seattle contractors won’t publish prices. That’s not because pricing is impossible — it’s because they want you on a phone call before you see a number. GP General Corp publishes rates because we’re tired of how the industry runs. The numbers below are what we actually quote in writing, not “starting at” floors.

How we calculate your project cost

Three factors drive the total: wall area, material choice, and complexity. Wall area is the math part, material is the design part, complexity is the surprises we find on the free assessment.

Wall area: roughly 1.5× your floor area

For a typical Seattle home with two stories, gables, dormers, and bumpouts, your exterior wall area is about 1.5 times your floor area. A simple perimeter-times-height calculation underestimates because it ignores the second story and the eaves.

  • 2,000 sq ft house → ~3,000 sq ft of wall area
  • 2,500 sq ft house → ~3,750 sq ft of wall area
  • 3,000 sq ft house → ~4,500 sq ft of wall area

Material: per-square-foot installed rate

Each material has a per-sq-ft installed price that includes labor, fasteners, flashing, the weather-resistive barrier (we use Benjamin Obdyke HydroGap Drainable), and trim. See the table in the next section.

Complexity: what we find on assessment

Dry rot, lead or asbestos in old paint, HOA design review, complex rooflines, second-story access, and waterfront marine details all add cost. We quote these as separate line items so you see exactly what’s driving the number.

Ranges cover low-spec and high-spec versions of each material plus typical Seattle architecture (gables, dormers, two-story bumpouts). Single-story rambler homes come in at the low end. Mid-century split-levels with multi-elevation jogs come in higher.

Coastal & waterfront premium

Waterfront addresses — Anacortes, Edmonds Bowl, Mukilteo waterfront, Stanwood, parts of West Seattle — carry a 10–15% premium for stainless steel fasteners and corrosion-resistant flashing. Salt air corrodes standard galvanized hardware in 5–10 years; stainless lasts the lifetime of the siding.

Drainable weather-resistive barrier behind every siding system we install. Standard practice for Seattle’s wet climate, not an upcharge.

You sign one number. Surprises during the project come out of our pocket, not yours — unless they’re true scope changes you approve.

20-point final walkthrough

End-of-project inspection covering caulk lines, paint touch-ups, downspout reattachment, gutter reset, and site cleanup. We don’t leave until you sign off.

What’s NOT in our prices: Permit fees (vary by city, typically $300–$800), HOA design review fees, painted finish on cedar (we recommend factory ColorPlus on Hardie or pre-stained cedar), and post-install repairs to landscape damage caused by the install crew (rare but we disclose it).

What drives cost UP

  • Dry rot or moisture damage behind existing siding — typical: $1,500–$8,000 in repair scope
  • Lead or asbestos in old paint — abatement adds $3K–$15K depending on home age (pre-1978)
  • Complex architecture — lots of dormers, bumpouts, varying eave heights, custom trim details
  • HOA design review — adds 2–6 weeks to timeline and design-fee costs (Sammamish, Issaquah, Bellevue HOAs are the most particular)
  • Second-story access — scaffolding rental for tall homes on small lots
  • Rainscreen retrofit — adding a ventilated cavity behind the siding (recommended for PNW; adds ~$1.50–$3/sf)

  • Single-story rambler — no scaffolding, faster install
  • Simple rectangular footprint — fewer trim and flashing details
  • Pre-finished material (HardiePlank ColorPlus, pre-stained cedar) — eliminates paint labor
  • Off-season scheduling — we sometimes have flexibility on late-fall or early-spring projects
  • Partial siding replacement — one elevation, or only the rot-damaged section

Common questions about siding pricing

Why is the price range so wide?

The per-square-foot range reflects material quality differences within the same product family. HardiePlank Lap at $14/sf is the standard HZ10 in a single ColorPlus color; at $20/sf it’s a multi-color scheme with complex trim. Cedar at $20/sf is #2 Common grade; at $40/sf it’s Clear grade. The exact rate depends on your specific selections on the free assessment.

Do you offer financing?

GP General Corp doesn’t run a financing program. Most customers either pay from savings, use a HELOC, or work with a contractor financing service like Hearth or GreenSky on their own. We can hand you a list of common options on the free assessment if helpful, but we don’t take referral fees so we have no preference.

How long is your written quote valid?

60 days from the date we hand you the estimate. After that we may need to re-check material costs — Hardie and cedar both saw 8–12% pricing moves in 2025. If material costs change before you sign, we discuss it openly and adjust either way.

What deposit do you require?

We typically structure payments as a small deposit at contract signing, a draw at material delivery, a draw at substantial completion, and final payment after the 20-point walkthrough. Exact amounts depend on project size. We never ask for more than a third upfront.

Do you do partial siding replacement, or only whole-house?

Both. Plenty of our projects are one elevation that took the brunt of weather, or just the section with dry rot. The per-square-foot rate is slightly higher on small jobs because of fixed setup costs (permit, scaffold, crew mobilization), but it’s still cheaper than re-doing the whole house when only one wall is failing.

Are these prices for Seattle only?

The base rates apply across King and Snohomish counties — Seattle, Bellevue, Kirkland, Redmond, Mercer Island, Sammamish, Issaquah, Edmonds, Lynnwood, Mukilteo, Everett, Snohomish, Monroe, Lake Stevens, Arlington, Stanwood, Anacortes, and Mt Vernon. Waterfront addresses in any of those cities carry the 10–15% marine premium. Outside that footprint we usually decline because the drive time eats into job quality.

How accurate are these prices vs my actual quote?

Use the ranges above as a working estimate — you should land within the published range 9 times out of 10. The variance comes from the complexity factors above (rot discovery, lead abatement, custom architecture). Our written quote on the free assessment is the real number, and we put it on a fixed-price contract so it doesn’t move during the project.

Do you offer discounts for cash payment?

No. Our pricing is the same whether you pay by check, ACH, or financed loan. We don’t run cash promotions because they signal a high markup that’s being “negotiated” away. The fixed price is the fixed price.
