Seattle Metal Coping Replacement — Failed Cedar Replaced with 24-Gauge AEP Standing-Seam Coping + New Fireplace Cap
This Seattle homeowner had 2x cedar boards running as parapet coping along the top of every flat-roof wall. Cedar at the top of a parapet is a Seattle weather magnet — the boards take direct horizontal rain off the roof, ponding water, and freeze-thaw cycles, and they have nowhere to drain. After a few years of cedar warping and cracking, the parapet caps were no longer protecting the wall behind them. Water was migrating into the wall top.
The fix: pull all the failing cedar, install a continuous high-temperature membrane across every parapet, then run new 24-gauge AEP metal coping with standing mechanical seam joinery — the most robust coping joint detail available. The problem: failed 2x cedar coping
Cedar as parapet coping has the same problem cedar siding has at grade — it works only with constant maintenance and back-priming, and even then it does poorly when it’s the surface taking direct horizontal rain. On this Seattle home the original 2x cedar boards had warped, cracked, and split at every joint. Water that hit the top of the parapet was no longer being shed off the roof line; it was migrating along board edges and finding paths into the wall behind.

The customer had been told by another contractor that the fix was “just replace the cedar.” That would have started the same failure clock again. Cedar at this exposure isn’t a 30-year material in Seattle no matter how carefully it’s installed. The right fix is to remove cedar from the equation and replace it with a metal cap that can’t rot, warp, or crack.

What we specified
- Full removal of the failing 2x cedar coping on every parapet, plus removal of the failed wood fireplace cap.
- High-temperature self-adhered membrane across every parapet top — full coverage, lapped at corners, sealed at all penetrations. The membrane handles both standing water during the build and any incidental moisture that gets past the metal coping over the long run.
- 24-gauge AEP metal coping with standing mechanical seam joinery — the most robust coping joint detail available. Heavier gauge than stock 26g coping, mechanically locked rather than just lapped, with continuous concealed cleat fastening underneath.
- Standing-seam mechanical joints at every panel transition — folded and locked rather than face-fastened or face-lapped. Standing seam is the same joint detail used on premium standing-seam metal siding and metal roofing — it survives thermal expansion and contraction without leaking.
- New custom metal fireplace cap fabricated to fit the existing chimney structure, installed with the same membrane underlayment and detailing approach as the parapet coping.
- Concealed mechanical fastening — no exposed screws or face-fasteners visible from below. The coping reads as a continuous metal line.
- Sealant only at the right places — not as the primary water barrier. The membrane and the standing seam handle water; sealant only where mechanical detail can’t reach.
The standing mechanical seam — why it matters
Most coping installs in Seattle use either lapped seams (one panel overlaps the next, face-fastened) or simple butt joints with sealant filling the gap. Both approaches work for a few years and then start to fail because:
- Thermal expansion opens lapped joints — metal grows and shrinks every day, and a lap joint relies on the lap holding tight against face fasteners. After enough cycles, the lap separates and water gets in.
- Sealant degrades — even high-quality sealant has a 5–10 year usable life under direct UV. When it fails, butt joints become open paths.
- Face fasteners are leak paths — every screw through the top surface is a hole through the metal and a stress point that flexes with thermal cycling.
A standing mechanical seam solves all three. The two metal panels are folded into each other and mechanically locked, with no face fasteners crossing the seam. The joint moves with thermal expansion because the lock is engineered to flex slightly without releasing. There’s no sealant doing primary work — the joint is sealed by its geometry, not by a chemical bead. This is the same detail used on premium standing-seam metal roofing because it’s the most robust metal-to-metal joint detail available for exterior exposure.

Install order
- Remove all 2x cedar parapet coping — full demo down to the parapet framing.
- Remove the failed wood fireplace cap.
- Inspect parapet framing for any rot or substrate damage from the years of water migration. Patch and repair where needed before any new material goes on.
- Install high-temperature self-adhered membrane across every parapet top, fully covered, lapped at corners, sealed at all penetrations. This is the layer that will keep the wall top dry even if anything ever fails above it.
- Field-measure every parapet section. Fabricate 24-gauge AEP coping panels in the shop to exact dimensions, including the standing-seam edges that will lock into adjacent panels.
- Install continuous concealed cleats along the parapet top, mechanically fastened to the framing.
- Set each AEP coping panel onto the cleats and lock the standing seam by hand-folding into the adjacent panel. No face fasteners crossing the seam.
- Fabricate the new custom metal fireplace cap to fit the existing chimney structure.
- Install the fireplace cap with the same membrane underlayment and concealed-fastening detailing as the parapet coping.
- Sealant only at end-cap returns and any irregular geometry — not as the primary water barrier.
The new fireplace cap
The original wood fireplace cap had failed in the same way as the parapet coping — warping, cracking, and no longer shedding water off the chimney. We fabricated a new custom metal cap to fit the existing chimney structure, with the same standing-seam approach used on the parapets and the same high-temperature membrane underneath. The cap is engineered to last as long as the parapet coping — another 30+ years of Seattle weather without intervention.

Why 24-gauge AEP instead of stock 26-gauge
Most coping suppliers stock 26-gauge metal because it’s cheaper to produce and handles easier in the field. The trade-off is that 26g flexes more under wind load, dents more easily during install or maintenance work, and shows oil-canning (the wavy reflection on flat metal surfaces) more visibly. 24-gauge AEP is heavier, holds its shape under load, doesn’t oil-can, and lasts longer at corners where stress concentrates. The cost premium over 26g is small relative to the project total — and on a parapet that’s the highest exposure point on the entire building envelope, the heavier gauge pays for itself.

What this build buys the homeowner
- Coping that outlasts the wall behind it. 24-gauge AEP standing-seam metal has a 30+ year functional lifespan in Seattle exposure with effectively zero maintenance. The cedar it replaced was on a 5-year repaint cycle and a 10–15 year replace cycle.
- No more water migration into the wall top. The high-temperature membrane handles any incidental moisture, the standing-seam joints stay tight under thermal cycling, and the concealed cleats mean no face-fastener leak paths.
- Visual upgrade. Standing-seam metal coping reads as a deliberate architectural element — clean, modern, and consistent across every parapet. The old cedar read as a maintenance problem the moment you looked at it.
- One contractor, full envelope. Same crew did the parapet coping, the fireplace cap, and the membrane underlayment as a single integrated scope — no coordination gaps between trades, no “the coping guy didn’t talk to the chimney guy” failures.

If your home has wood coping at the parapets, on a chimney cap, or anywhere else taking direct horizontal weather exposure, that’s a wear part on a clock. Cedar lasts 10–15 years before serious replacement is needed, and the failures usually become visible only after water has already started migrating into the wall behind.
