No other deck company around here will show you this, so we will. On a recent 371 sq ft engineered rebuild, the materials — priced from our actual Dunn Lumber supplier account — were about half the job; skilled labor and demolition were the other half.

The long game
Composite vs cedar decking: the 15-year math
Finish bills catch the composite premium around year 8–12.
Cedar decking costs less on day one — but a horizontal cedar surface in Puget Sound wants restaining every 2–3 years (walls get 3–7; decks lie flat under the rain and the foot traffic). At $6–10 per square foot per cycle, a cedar deck’s finish bills catch the composite premium within about a decade, and composite never asks for a weekend of your summer.

Permits
Permit costs & the 30-inch rule
Snohomish County: no permit only if the deck is under 30″ above grade, freestanding, and not serving an exit door — everything else is reviewed under the 2021 code via MyBuildingPermit.com. The City of Everett runs its own desk with similar thresholds.
- Permit fees: typically a few hundred to ~$1,500, depending on valuation
- Structural rebuilds need stamped engineering — usually $1,500–$3,000 to the engineer
- Guardrails become code above 30″

In Snohomish County, plan on $28,000–$38,000 installed for a 400 sq ft TimberTech deck with framing, standard railing, and a stair run. Elevated or engineered versions run more; a grade-level platform runs less.
What does composite decking cost per square foot installed?
All-in — structure, surface, railing, stairs — $70–$95/sf for a typical new deck here, $95–$125+ elevated/structural, $55–$75 for re-decking a sound frame. Material-only numbers you see online ($15–25/sf) are just the boards, not a deck.
Is composite cheaper than wood over time?
Usually, yes. Cedar decking saves roughly $10–15/sf upfront but wants restaining every 2–3 years on a horizontal surface in this climate; by year 8–12 the finish bills have eaten the difference, and composite keeps paying you back for decades after.
How much does deck demolition cost?
$5–$8 per square foot to tear off, haul, and dump a typical deck — more if the frame is bolted into odd places or access is tight. On rebuilds we fold demo into the single line-item quote so you see the whole number at once.
Why do deck quotes vary so much?
Because they’re rarely quoting the same deck. The spread usually hides in what’s excluded: railing, stairs, footings sized for our soil, ledger flashing, permit fees, disposal. Our quotes are line-item complete with a stated rot-contingency allowance — the number you sign is the number you pay unless we open the wall and find surprises, which the allowance already covers.
